Cost Segregation for Gyms & Fitness Centers
A fitness center puts much of its money into what members touch: training floors, mirrors, sound and video systems, locker rooms, wet areas and the finishes that make the space feel premium. Most of that is installed inside a shell that depreciates over 39 years, and separating it out is the work of the study.

Where the value is in a fitness facility
Engineering has completed studies for every commercial property type, from hotels to lumber mills.
- Full-service health clubs
- Boutique fitness studios
- Gyms in leased retail space
- Athletic and training facilities
Member-facing systems
Audio-visual and sound systems, mirrors, member check-in and access control, and the dedicated power and anchoring installed for equipment are generally personal property rather than part of the building, and they are classified by item.
Specialty flooring and finishes
Rubber training floors, studio flooring, decorative lighting and branded finishes are installed for the fitness use. How each is attached and what it serves determines its treatment, and the study documents it.
Locker rooms, pools and wet areas
Lockers, benches, sauna and steam room equipment, and pool filtration and heating equipment are analyzed separately from the plumbing and structure of the building. Wet areas are where the line between building and equipment needs the most care.
Commonly reclassified components
Representative of what an engineered study identifies in this asset class. Actual components and recovery periods depend on the property and are documented individually in your report.

Gyms and Fitness Centers cost segregation questions
Still have a question? Ask Engineering.
We lease our gym space. What can be studied?
The build-out you funded and own: flooring, locker rooms, finishes, sound systems and the dedicated electrical serving your equipment. Fitness fit-outs in leased space tend to be heavy in personal property, and the lease determines which improvements are yours to depreciate.
Our equipment is already on the books. Is there anything left?
Usually. Equipment bought on its own is one thing; the flooring, mirrors, sound, lockers and dedicated power installed with the build-out are often capitalized as a single improvement line. The study separates them and reconciles to your existing schedule.
We are remodeling the club. What happens to the old finishes?
When you remove flooring, lockers or finishes that are still on the schedule, a partial asset disposition can write off their remaining basis instead of leaving them depreciating next to their replacements. The same engineering supports the new spend and the disposition.
