Cost Segregation for Mobile Home Parks & RV Parks

A mobile home park or RV park is mostly land improvements. The pads, interior roads, utility distribution to each site, hookups and common amenities carry much of the depreciable basis, while the buildings on the property can be a modest part of it. Engineering separates that site work from the land and from the structures, so it is not left in a long recovery period by default.

Where the value is in a park

Mobile home parks and RV parks are among the property types our engineering team has deep experience studying.

  • Mobile home parks
  • RV parks

Site work carries the property

Paved and gravel interior roads, pads, parking spurs, curbing, drainage, fencing, signage and site lighting are generally land improvements with a 15-year recovery period. They are depreciable even though the land beneath them is not, and they are rarely broken out without a study.

Utility distribution to every site

Water, sewer and electrical runs from the point of service out to each pad or hookup, along with RV pedestals and connections, are analyzed separately from the land and documented site by site. How each run is classified depends on how it was installed and what it serves, and the study records both.

Amenities and common buildings

Clubhouses, offices, bathhouses, laundry rooms, pools and playgrounds are studied on their own. The structures follow their building life; the equipment, finishes and site amenities inside and around them are often shorter-life property.

Mobile Home and RV Parks cost segregation questions

Still have a question? Ask Engineering.

Does the land value of the park limit the study?

Land is never depreciable, so it is carved out first on a supportable basis. The study's job is to make sure the roads, pads and utility work sitting on that land are not lumped in with it, because those improvements are depreciable even though the ground underneath is not.

We own some of the homes in the park. Are they part of the study?

Park-owned homes are a separate population from the park's land improvements. How they are classified depends on the facts, including how they are used and how they are installed, so the study treats them separately and your CPA can see each piece.

We are adding RV sites to an existing park. What should be studied?

The expansion can be studied from its construction costs. If the original park was never studied, a look-back study can catch up the depreciation you missed through Form 3115, without amending prior returns.

Does the site tour have to be in person?

No. We offer Virtual or Onsite Tour options, and which one fits is agreed when the study is scoped.
