Cost Segregation for Recreation Property
Recreation property is built around what visitors use, not around the building that shelters it. Docks and slips, rides and attractions, courts, pools, fitness equipment and the site work that ties them together are distinct assets, and each needs its own analysis before anything goes on the fixed asset schedule.

Where the value is in recreation property
Engineering has completed studies for every commercial property type, from hotels to lumber mills.
- Marinas
- Amusement facilities
- Recreation facilities
- Social clubs
- Gyms and fitness centers
Waterfront and site improvements
Marinas and outdoor facilities carry docks, piers, bulkheads, paving, parking, fencing, lighting and landscaping. Many of these are land improvements. Some, such as floating dock systems, raise classification questions that depend on how they are built and secured, and the study documents the answer for each.
Attractions and equipment
Rides, attractions, game equipment, fitness equipment and audio-visual systems are generally personal property rather than part of a building. Their recovery periods depend on the asset and the activity it is used in, and Engineering classifies them item by item.
Clubhouses and amenity buildings
Social clubs and recreation centers combine a 39-year shell with kitchens, bars, locker rooms, decorative finishes and specialty lighting. The building stays a building; the equipment and finishes inside it are separated out and documented.
Commonly reclassified components
Representative of what an engineered study identifies in this asset class. Actual components and recovery periods depend on the property and are documented individually in your report.
What would a study find on your property?
Send the property details. Engineering prepares the estimate, and you receive a written, fixed-fee proposal within 24 to 48 hours.
Recreation cost segregation questions
Still have a question? Ask Engineering.
Is a marina's dock system part of the land?
No. Land is not depreciable, but docks, piers, bulkheads and the utilities running out to the slips are improvements. Fixed docks and wharves are generally treated as land improvements. Floating dock systems can raise a different question depending on how they are built and secured, and the study documents the reasoning rather than assuming it.
How are rides and attractions treated?
Generally as personal property tied to the amusement activity rather than as part of a building, with the recovery period set by the activity the property is used in. Engineering identifies each ride or attraction and the dedicated power and supports installed for it, and classifies them separately from the buildings around them.
Our social club runs a restaurant and bar. Does that change the study?
It adds to it. Commercial kitchen and bar equipment, refrigeration, decorative lighting and dining room finishes are analyzed separately from the clubhouse shell, and their recovery periods depend on how the club operates.
Do you study gyms on their own?
Yes. Gyms and fitness centers have their own page covering equipment, specialty flooring, locker rooms and leased-space build-outs: gyms and fitness centers.
